Tanyard Hill Road Property

In 2014, the Town of Occoquan purchased more than 17 acres of property in Prince William County at the corner of Tanyard Hill Road and Old Bridge Road in an effort to protect the Town's watershed and preserve open space. Prior to the Town's purchase, the property was intended to be developed as office space and a single family detatched home. The Prince William County Board of Supervisors approved those uses, with proffers (conditions), on January 10, 2010.  The developer subsequently sold the property to the NRA Foundation in July 2013. When the Town purchased the site from the NRA Foundation, a conservation easement was placed on the property to further protect it from development.

Planned Use

The Town of Occoquan intends to preserve open space and allow passive recreational uses on the property, including a trail system.  The Town of Occoquan has been working with Prince William County to plan a trail that connects into the the County's Occoquan Greenway Trail system, which is planned to extend from the County's Government Center to the Town of Occoquan.

Next Steps

Unfortunately, when the property was sold to the Town of Occoquan, it was still encumbered by the office development proffers. These proffers would have required significant improvements not intended by the Town, including payment of a transportation improvement fee, along with construction of road improvements beyond the Town's budget. As such, the Town Council has chosen to rezone the property to an agricultural zone (A-1) with significantly reduced proffers, which include the options for a trail connecting to the County's trail system, and a possible stormwater management pond to help reduce stormwater runoff entering the Town.

Any rezoning in Prince William County requires a public hearing.  Signs have been posted along Tanyard Hill Road and Old Bridge Road to alert the public to the rezoning hearing, scheduled for April 4, 2018 at 7:00 pm at the County Government Center with the Prince William County Planning Commission.
